Who can benefit from the Green Bonus?

By the law, if you want the expenses to be deductible, they have to be paid by the actual owner of the house. So, the expenses are deductible even if you rent the house.

It is important that the taxpayer has a valid and demonstrable document that certify the ownership or the possession of the real estate.

The budget law also allows the application of the deduction in some particular cases, such as:

Commercial activities

if the works are done on a residential building used also for professional or commercial activities, the deduction is reduced at 50%.

Cumulative deductions

the deduction can be combined with the facilities already applied on the real estates, but they are reduced at a 50% rate.

In case of the real estate’s sale

when selling a building on which some works have been realized, the deduction that has not been used yet (in whole or in part) is transferred to the buyer for the remaining tax period (unless different agreement between the parts).

How does the Green Bonus work?rde?

The fiscal deduction provides a tax saving of the 36%, for a maximum expenses of 5000€. the deduction is applied for every single property, so whom has two houses, will get the Bonus for two times.

For example: if the spending is 10000€ (for two houses), the overall deduction will be an amount of 3600€. This amount will be spread over 10 years.

The payments have to be documented and traceable via bank transfer, already used for every general fiscal deduction.

In the deductible expenses it’s included the cost of garden and terrace design, and also every spending regarding the works for the realization or the conservation of the project.
